Terms of stay
A clear summary of the rules and conditions of stay in apartments Alfa and Beta. If you have any questions, do not hesitate to contact us.
Operator

Booking and payment
An inquiry through the website is non-binding. A reservation becomes binding only after we confirm it by phone or message and after payment of a deposit of 50 % of the total price of the stay. The remaining part of the price is paid as agreed when the reservation is confirmed. You will receive payment details and the due date after confirmation. For bookings through Airbnb, Airbnb's payment terms apply.
Price and fees
The price of the stay already includes the local tourist tax. We do not charge any other fees. The price shown in the calculator on the website is an estimate; we confirm the final price when agreeing the reservation. When booking through Airbnb the price may be higher by Airbnb's service fee.
Check-in and check-out
Check-in is possible from 2 pm. Check-out is by 11 am at Apartment Alfa (Zbůch) and by 10 am at Apartment Beta (Plzeň). A different arrival or departure time is possible by prior agreement and subject to occupancy.
Number of guests
Apartment Alfa is intended for 6 guests (or up to 8 guests including children), Apartment Beta for a maximum of 6 guests. Exceeding capacity is possible only by prior agreement.
House rules
- Smoking is prohibited in the house.
- Quiet hours (10 pm–7 am) must be strictly observed.
- The house is in a residential area — please keep quiet and be considerate of the neighbours during the day as well. Disturbing the peace may result in neighbours' complaints and the police being called.
- Music is allowed only inside the house, not outdoors in the garden or on the street.
- Apartment Alfa: the pool can be used until 9 pm. After 9 pm you may only cool off quietly — no jumping, noisy behaviour or disturbing others in the evening hours.
- Pets are allowed.
- The guest who made the reservation is responsible for damage caused to the equipment or furnishings.
Cancellation policy
Free cancellation is possible up to 14 days before the arrival date. If the stay is cancelled less than 14 days before arrival, the deposit (50 % of the price) is non-refundable. For bookings through Airbnb the cancellation terms stated in the listing apply.
Information for consumers
Withdrawal from the contract. Under Section 1837(j) of the Czech Civil Code, a consumer has no right to withdraw from an accommodation contract for a specific period within 14 days without giving a reason. Cancelling a reservation is therefore governed by the cancellation policy above.
Complaints. Please send any complaint to arianahomes@seznam.cz or call us. We will handle it without undue delay, at the latest within 30 days.
Out-of-court dispute resolution. If a dispute cannot be resolved directly between us, the consumer may use out-of-court dispute resolution at the Czech Trade Inspection Authority (ČOI), Štěpánská 567/15, 120 00 Prague 2, www.coi.cz (adr.coi.cz). The supervisory authority is the Czech Trade Inspection Authority.
Liability
The host is not liable for damage to guests' property caused during the stay unless it was caused by the host's gross breach of duty. The guest must treat the house equipment with care and report any defect without undue delay.
Personal data protection
The data you enter in the inquiry form (name, e-mail, message and details of the requested stay) are processed solely to handle your inquiry, communicate about the reservation and arrange a possible deposit. The data controller is the operator Ivan Kurta, Company ID 27985733 (contact below). We keep the data for the time necessary to handle the inquiry and the subsequent reservation and do not use it for any other purposes. The form is delivered through a third-party form-sending service. You can withdraw your consent at any time and request access to, correction or erasure of your data by e-mail at arianahomes@seznam.cz.
